Uzbekistan housing prices rise 4% year-on-year by end-June

The new index accounts for floor area, storey, room count and location, with 2024–2025 data recalculated.

Housing prices in Uzbekistan rose 1.3% during the second quarter of 2026 and 4% year-on-year, according to data from the National Statistics Committee.

Primary-market prices increased 0.7% during the quarter and 7.1% over the year. Secondary-market prices rose 1.6% and 4.2%, respectively.

Apartment prices in Tashkent increased 1.3% during the quarter, while new-build prices were up 5% year-on-year. Quarterly apartment-price growth in the regions stood at 1.1%.

Private houses in the capital became 0.7% cheaper during the quarter but remained 1.2% more expensive than a year earlier.

The committee adopted International Monetary Fund methodology and a hedonic-regression model. The index now accounts for floor area, storey, number of rooms and location, and the 2024–2025 figures were recalculated.

The calculation uses about 150,000 listings per quarter. Tashkent data comes entirely from OLX.uz, while Justice Ministry records of completed transactions are used only to weight market segments.

The committee does not yet publish an average price per square metre. The index is indicative and measures price movements rather than the value of a specific property.
